not call the Community center. Call Becky Morris at The following report lists all the improvements that have been made with maintenance fee revenue in the last eight months under the new Board. Approximately thirty lots have been sold by lot owners to individuals in the last few months due to these improvements. The Board will provide the names of Realtors who are interested in working with lot owners who have paid their maintenance fees and are interested in selling their lots. WEBSITE DOWN. First, we have been unable to update the web site for several months because the IP provider (the company that was selected by the old board to register our web site) declared bankruptcy. We apologize to those who have tried to access the web site and wondered what happened to it. We have spent months and much time working to get our domain (the internet name www.newkingscolony.com) back and working to get the web site operational. The good news is that we were successful. This is the first of many updates intended to keep you informed about the tremendous progress that is being made by our new board redeveloping Kings Colony in the last 8 ½ months. CLEANED AND CLEARED THE SUBDIVISION. 90% of the entire subdivision has been cleaned and cleared (about 1100 acres) of garbage, trash, concrete, tons of composition roofing material, 1700+ tires, televisions, refrigerators, stoves, doors, windows, etc (about 40-50 loads of building materials) were moved off the subdivision by workers hired by the board. The workers gathered large piles of sofas, chairs, wooden pallets, plastics, and other burnable items from the streets and drainage areas and lot frontages. They cut down and mulched approximately 5 ½ miles of trees along the streets and culverts including the area from the street facing your property lines. IMPROVED AND CORRECTED DRAINAGE AND ERROSION OF STREETS AND CULVERTS . Many of the culverts necessary for drainage of streets and lots were stopped up with mud, grass and trash. These were cleared by hired workers and are now functioning correctly. The Board contracted for the repair and replacement of the large, nearly impassable culverts on Cambridge Blvd. 20 feet of 5 foot galvanized pipe and 87 feet of 8 foot steel culvert were installed to handle drainage during storms in the Houston area formerly a major problem for the subdivision. The contractor installed or reset culverts as needed in Section 2. He cleaned and graded sides of some of the roads that were not passable. He cleaned and graded with a track hoe and bulldozer a major drainage easement from Roman Forest to Willaby Road south of the subdivision (about 5000 feet in all). He cleaned some of the drain areas with a “Gradall” tractor to permit proper drainage to the culverts and major viaducts in the subdivision. Fifty (50) loads of dirt were hauled in and spread to grade along the boulevard, streets and areas were trees were removed and erosion occurred. Guard rails were restored at many locations. MOWED AND TRIMMED THE TREES ALONG MUCH OF THE BOULAVARD. As previously reported and exhibited in the web site pictures, the workers continue to mow and trim trees along the lot frontages and boulevards. More than 1 ½ miles of drainage right-of-way has been cleared of brush and scrub trees in Section 1. INTEREST IN LOTS AND VALUE OF LOTS. In the last months, more than thirty lots have been sold to private individuals and the price has gone up dramatically. The individuals recently buying lots plan to build on them. The Board is collecting information and interviewing builders with years of experience and reputations for customer satisfaction. NEW BOARD. On March 4, 2004, at the Annual Meeting of The New King's Colony Property Owners Association, Inc. a new board of directors was elected. Business owner and entrepreneur Becky Morris, Secretary Land developer and business manager Ira Crain, Treasurer CPA and investor Ronny Webb, Security Business owner/ ret. federal marshall Stephen Haase Commercial R E. broker/ investor Ron Meltzer Commercial R.E. broker/ manager Your new board is also working hard with contractors to get homes built in the subdivision. We will be posting pictures of front elevations and floor plans to be considered. Anyone interested in building, email us; we have obtained financing at a good rate. There are 18 lots in the name of the Association. The board believes that the Association should not own lots.
