The board members have aggressively used their experience in land development during 2005 to accomplish promised results and without raising maintenance fees. Please go to our website, www.newkingscolony.com for a full report on our progress in 2005. Your board has worked hard and accomplished a great deal in 2005. The following are some of the highlights:
- Access to all but the main two entrances are closed to prevent dumping. We plan to install 3 wrought iron remote control gates in 2006;
- The road repairs are progressing ahead of schedule. The low-lying section of Cambridge has been raised with road base and cement to meet State standards required to apply to Montgomery County to take over maintenance of the major roads in the subdivision. Your board is submitting applications to Montgomery County in 2007 to take over maintenance of Kings Colony’s major roads.
- There has been an increase in individuals looking at lots in King’s Colony in the last 6 months. The board plans to install road signs on the boulevards: Cambridge, Kings Row, Galaxy and Shire in 2006.
- Many of the culverts, stream beds and other components of the drainage system have been repaired. Much of the drainage easements were not finished. The board has had the unfinished drainage easements completed on the boulevards. This work has dramatically reduced flooding. Recent hard rains did not flood Cambridge Blvd at all as it has in the past.
- The board has continued to clean trash, fallen trees, and limbs from the boulevards. We are continuing to repair pot holes and curbs. See the pictures on the website for an update of road and drainage system repairs;
- We are planning a new entrance monument of stone or brick to identify the subdivision. If you would like to submit a design, please send it to: The New King’s Colony POA, Inc. – Entrance Monument, P.O. Box 34612, Houston, TX 77234;
- Your board has been negotiating with Entergy, the electric company with exclusive rights to our subdivision for more than seven (7) months. Board members, led by Board President, Mr. Burnett, retired attorney, have worked with Entergy to reduce their proposed charges of more than $6,400 to place line extensions from their utility easement to just one of King’s Colony’s Section 2 cul-de-sacs. Entergy has now committed to Mr. Burnett and your board to connect many of our lots to the power poles at no charge. Our agreement with Entergy is that there will be 6 homes in King’s Colony by the end of 2006;
- There will be six homes on King’s Colony lots by the end of 2006; and
- Your board is working hard to redevelop the subdivision and use your money efficiently in the process. More than a third (1/3) of the current lot owners have not paid POA maintenance fees for one or more years. The board will begin foreclosing on these lot owners after April 15, 2006, thirty (30) days after the delinquent invoices are mailed on March 10, 2006. It is important that all lot owners contribute to the redevelopment of our subdivision. Those who are not paying their maintenance fees are taking advantage of all of those who are. Starting with this invoice, no maintenance fees with be accepted if paid late without the late charge.
In 2004, when this new board was elected, lots in King’s Colony were valued by the Montgomery Appraisal Board at $500.00 per lot. Realtors in the area told us that the lots could not be given away. In 2005, the Appraisal Board increased the valuations by threefold. We believe that the value of our lots will continue to go up with the improvements listed above and especially after the homes that are being constructed are in King’s Colony. Your new board is also working hard with contractors to
get homes built in the subdivision. We will be posting pictures of front
elevations and floor plans to be considered.
Anyone interested in building,
email us; we have obtained financing at a good rate. There are 18 lots
in the name of the Association. The board believes that the Association
should not own lots.
